In December and January, SCHOA handled nearly 1000 walk-ins, nearly 900 reported violations, about 1,200 vendor referrals, and 1,300 inspections.  At the years end SCHOA staff inspected over 10,000  properties for 2009.  SCHOA would like to thank everyone that is a member and for thier support.

 

 

SWINE FLU

The flu season is not beyond us yet, in particular the swine flue.  According to representatives from nuclear medicine, swine flu is entered through portals like nostrils and mouth/throat.  In order to prevent proliferation, aggravations of symptoms, and development of secondary infections, take some very simple steps;

-  Frequent hand washing

-  Gargle twice daily with warm salt water.

-  Clean your nostrils with warm salt water

-  Boost your immune system with vitamin C and Zinc for absorption

- Drink warm liquids

Always contact your attending physician for specific treatment, medications, and advice for treatment of illness.

 

 

 

Set Backs

With the recent high winds and heavy rains, Maricopa County relayed information pertaining to carport extensions and wind damage.  All carport extensions require a permit.  The supports have to meet set back requirements due to the nature that these carports are an extension of the residence.  There may be some carports that currently meet the limited grandfathering or meet the statute of limitations under County 

Ordinance.  

The County has warned that this is a violation and  a summons will be issued.  Any carport that has to be repaired or replaced will not be allowed to violate any set back requirements.

 

 

HEART  HEALTH EXPO

Last years Expo had over 1,100 people in attendance.  Organizers are looking for even a better turn out this year.  Go and meet vendors and their representatives.  This will take place on Wednesday, February 24th from 8am to 12pm, at the Sundial Auditorium located at 103rd and Boswell.

  TREE GLEANING

Just a reminder, that SCHOA is offering tree gleaning.  Since the newspaper article and last news letter, people are lining up.  Cost is $20 per tree and will run through March 2010.  SCHOA has partnered with local church, food bank and private vendors.  Money is used to support the youth education through local churches and SCHOA’s Financial Assistance Program.  Getting rid of the extra fruit will eliminate  food sources for rodents.  Call Gene at the SCHOA office, 623-974-4718.  Please allow two (2) day call back time due to the volume of calls.

Generous Donation

 

    $1000 was donated to the Financial Assistance Program was donated by the Sun City Mid-Week Bell Lions Club in the bequest of Sandy Becker.  This will be put to good use to aid the financially challenged with exterior cleanups and minor repairs.  SCHOA is hoping to expand the program later this year to help with interior cleanups and minor repairs.  We currently have about 37 volunteers and five (5) businesses on board that support this program.

    If you would like to volunteer; contact Gene at the SCHOA offices for more information or, you can make a donation, payable to SCHOA, and earmarked specifically for the Financial Assistance Program.  Last year SCHOA cleaned seven (7) properties, and so far this year two (2) properties have been cleaned for those home owner residents that meet the qualifications. 

Partnering Concept Works

 

    A troublesome resident was defiant of the CC&Rs for about 3 months.  SCHOA worked with Maricopa County to build a case of running a commercial business in a residentially zoned area.  The neighbors banded together and kept logs, took photos, and reported activities to support the complaint.  Because the resident was conducting business all over Sun City and Maricopa County could not take enforcement action, because the event was only occurring once or twice per location.

    SCHOA met with County officials and based on the information collected, the resident was issued a summons.  The resident pled not guilty and a court hearing took place in late January.  The court found the resident guilty and issued a $2,500 fine per incident.  In addition, any further violations will result in significantly increased fines and other sanctions.  Restraining orders for trespass, threats, and harassment have been put in place as well.

    SCHOA is still proceeding forward to seek injunctive relief for the violations still existing on the property as it pertains to set back, storage, and business activities.  SCHOA and Maricopa County may not have been able to resolve this situation so quickly if everyone had not partnered together.

 

SCHOA Membership Cards

  SCHOA is no longer issuing membership cards.  Your record of membership is kept on file and staff has immediate access to verify that information.  When the new website goes live, members will be able to access the vendor list directly. 

 

 

Age Restrictions

 

In 2009, SCHOA received about 170 age violations with 41 newly reported violations in December.  The Compliance Committee and the Board of Directors received six (6) requests for variances, four of which are currently non-residents of Sun City.  Both the Committee and the Board of Directors denied their request.

Many people cite the 20% under the CC&Rs and the Age Overlay Act.  They do not understand that this 20% is for age qualified residents that have an underage spouse, caretaker, or other person that meets the requirements and resides with the age qualified person.

Currently we have two cases that may be facing litigation to bring the property into compliance.  We have also involved the County in two other cases that will hopefully result in a quick resolutions. 

  

 

Banks and Financial Institutions

Recognize the CC&Rs

 

Recent foreclosed properties with unpermitted construction and construction that violated set-back requirements have been brought into compliance by banking and financial institutions.  Both cases involved extension of a garage or carport built into the set back area.  The banks hired contractors to remove the violation so that the property could be sold.

 

 Sun City Membership Orientation

 

Recreations Centers of Sun City, Sun City Visitors Center, and Sun City Home Owners Association invite you to be part of the Sun City Orientation on Wednesday, February 10th, 2010.  There are two (2) sessions; one at 9am and the second at 7pm.

 

You are an integral part of the Sun City Community and this orientation will give you the opportunity to meet new residents and representatives of the Sun City Organizations.  There will be speakers from different Organizations and tables set up from various Sun City Clubs and Organizations.

 

The Orientation will take place at the Sundial Auditorium located at 14801 N 103rd Ave (at Boswell Boulevard.  Each session will last about 2 hours.  Doors will open abut ½ hour before the formal presentation

     WITNESS: Yes, it is possible that he could have been alive and practicing law.
 

E-Recycling

    Mark Shaffer of Arizona Department of Environmental Quality reported that the E-Recycling at the Sundome in Sun City West was a great success for “electronics collection day”.

    They were so overwhelmed by vehicles and people they could not keep an accurate count.  At estimate, they had about 700 vehicles dropping off about 20 tons of materials.  It took four 20 foot panel truck to haul it away.
