The CC&R's are of interest to virtually everyone
who lives, rents or has invested in a Sun City property. Whether you are
in a condo, duplex or a single-family dwelling, maintaining property
values is essential. The most important function of SCHOA is to keep the
community from becoming an eye sore, from falling into disrepair or
losing the age overlay requiring one person in each household to be 55
years of age.
While many communities have extensive and comprehensive deed
restrictions, Sun City was built around the idea it was better to have
simple easy to follow rules. Our community standards are only six pages
long with two pages of clarifications. The vast majority of residents
follow the CC&R's and when a violation is brought to their attention,
they quickly resolve the problem.
There are only a handful of residents who show total disdain for their
neighbors and refuse to comply with community standards. That is when
SCHOA fills the much needed role by working with the resident to help
them understand their legal obligations. Only a very few stubbornly
resist and ultimately the court system becomes the end result.
Our goal at SCHOA is to avoid that if at all possible. Unfortunately,
the only way we can protect property values for all residents is by
enforcing these easy to follow community standards. For more on the
